U.S. hotel performance is steady but slightly negative. As of early October, total room night demand is about 1% below last year, with continued weakness in Government, Corporate, and Group segments. As it enters its second week, the federal government shutdown is adding pressure, especially in government-reliant markets such as Washington, D.C., Norfolk, and Huntsville.ADR remains flat, hovering near last year’s levels as travelers shift toward price-sensitive channels like OTA and Discount (LMR). Extended Stay demand is up 2% year to date, and destination and mid-sized markets such as Asheville, Savannah, and Tampa are seeing modest gains.Bottom line: The market remains fragile, with limited rate growth and recovery driven more by volume than pricing.
